Using color psychology to sell your home

When painting your home for resale, choosing the right colors can make a big difference to your paycheck at closing. For example, did you know that the exterior color of the fastest selling homes is a certain shade of yellow, but that choosing the wrong shade of yellow can end a sale?

You will find many brochures in paint stores, showing various exterior paint color combinations. But most people don’t realize that most of those combinations actually include three colors and not just two. Limiting your exterior paint scheme to just two colors also limits your earning potential.

For a quick sale, think of fun colors and go for a third or even fourth exterior color. Think “Disneyland Main Street” where all the stores are painted in splendid multiple colors. Adding more colors will also add definition to the various architectural details in your home. Use gloss or semi-gloss paint on wood trim.

The psychology of exterior colors

When choosing exterior colors, consider the selling price of your home. Certain colors, especially muted and complex hues, attract wealthy or highly educated buyers, while buyers with less income or education generally prefer simpler colors. A complex color contains tints of gray or brown and generally requires more than one word to describe it, such as “sage green” rather than “green.”

On the other hand, simple colors are simple and pure. Generally, homes in the lower price range sell faster and for higher prices when painted in simple colors such as yellow or tan, accented by white, blue, or green trim.

The psychology of interior colors

Using colored white walls, rather than soft ones, will increase your earning potential. Lynette Jennings tested the perception of room size and color, and found that a room painted white seemed larger to a few people compared to an identical room painted in color, and the perceived difference was only six inches! Most people also look their best when surrounded by color and feel happier, and since buyers choose homes that make them happy, that knowledge can put dollars in your pocket at closing!

Entries must bring exterior colors into the home. Repeating hues from the exterior throughout your home will make the entire home appear to be in harmony. Living and family rooms painted in a slightly lighter shade of the exterior color will ensure that you’ve chosen a color that your buyers like, because if they didn’t like your exterior colors, they wouldn’t have bothered to look inside. If you loved the exterior colors, you will also love the interior.

When choosing interior colors, consider the use of each room. For example, kitchen and dining areas that are painted in “food colors,” such as brown coffee, celery leaves, and yellow scrambled eggs, feel natural.

Since the deeper shades of color imply intimacy and serenity, I like to paint the master bedrooms a medium shade of green or blue for warmer sales seasons, and blush red for colder climates. Other rooms can be painted in creamy shades of green, blue, or pale pink. (See the chapter on the psychology of color in my book “Joy for the Home: Secrets of Interior Design Psychology” for more information).

Sale season

Always consider the sales season (the time of year you will be selling your home) and the weather when choosing colors. Estimate the amount of time it will take to prepare your home for sale, and then add extra days for unexpected delays. Use cool colors, such as blues, greens, and grays, to sell during the spring and summer, and warm colors, such as yellow, red, and maroon, when selling in the fall and winter.

Color intensity

My husband and I usually use lighter colors when we paint the exterior of our investment dollhouses, because it makes them look bigger. On the other hand, our cabin in the woods looks richer when painted a darker color. When we decided to paint it, I considered the usual cabin colors of dark brown and barn red, but fell in love with Olympic’s beautiful “Gooseberry” plum color.

When preparing to paint your house, look at the colors of neighboring houses and choose colors that harmonize, but stand out from the crowd. Colors that clash poorly with other homes will detract from the overall neighborhood.

At the beginning of the article, I told you that houses with yellow exteriors sell faster. But what shade of yellow sells best? First, the yellows to avoid: yellows with green undertones appear unhealthy to most buyers, and yellows with orange undertones give buyers a low-priced impression.

The best-selling yellow exterior color is actually a pale, sunny yellow, especially when complemented by one or more carefully selected accent colors. For example, a semi-gloss white trim will give your home a clean and fresh look, and adding a third color, such as green, can make your home even more attractive to potential buyers.

Colors affect human beings in many ways, and by using the principles of color psychology, you can make your home stand out from the competition, sell faster, and at a higher price.

How to fix a broken cabinet

Cabinets are meant to last for decades. However, there are circumstances that can ruin them long before they are supposed to deteriorate. Certain accidents, for example, can greatly damage various parts of the cabinet.

Now when your cabinet breaks, you have two options: replace the cabinet with a new unit, or repair it. The first option is definitely easier. However, financially speaking, fixing a broken cabinet may be a better option.

There are many ways to repair a broken cabinet, and these basically depend on the actual parts damaged and the level or degree of damage. A slightly damaged cabinet is generally easier to repair than a heavily broken one. Damage to the smallest parts of the cabinet is also easier to repair compared to damage to the larger parts.

Door and hinge problems (ineffective door swinging, doors leaning to one side, etc.) are among the easiest to fix. Sometimes tightening the hinge mounting screws easily solves the problem. If this doesn’t work, you can try replacing the hinge screws with larger and longer ones. If the screw holes or mounting locations are already badly damaged, you can try moving the hinges to a different location where the wood is stronger.

Broken cabinet drawers are pretty easy to fix too, especially if they’re just stuck or stuck. Tapping the drawer lightly is often an effective way to put the drawer slide back in place. Sometimes it is only necessary to replace the runners. If the problem is with the slide, then it must be determined whether the problem is with the screw holding the slide or with the slide itself. If one or more screws holding the slide have fallen off, replacing the screws may solve the problem. But if the slide itself is already broken, you have no choice but to replace the slide with a new one.

A broken cabinet frame or damaged cabinet lumber will likely require more work. If the damage is minor and in a part that is not too exposed, you can reassemble the broken pieces and glue them together with wood glue. For more serious damage, the large piece of broken wood can be replaced with a freshly cut piece of the same species of wood. An alternative is to use an epoxy wood repair kit to seal the broken area.

So if your kitchen or bathroom cabinet is broken, assess the damage first before replacing the cabinet with a new unit. If the damage is minor, you can save a lot by repairing it instead of buying a new one.

10 tips to help you renovate your basement

Today, the goal of every homeowner is to increase the value of their homes. Worth it. Finished basements can work very well when it comes to adding an additional bedroom, home office, laundry area, bathroom, kitchen, or recording room. If you have no idea how to renovate your basement, the following tips can help.

Make a focal point

Often times, most basements do not have a focal point, especially those basements that are long and narrow. So what you need to do is create a central point, like a fireplace, as this will help define the space as well as keep the space cozy and warm.

Pay attention to the windows

Basement windows are generally not given the importance they deserve. Most homeowners waste a lot of light. The main living space should be placed near the windows to make the most of the natural light.

Look for alternatives

If you have wall-to-wall carpeting, you should look for an alternative. People tend to use wall-to-wall carpeting for the basement floor as it is warm and comfortable. So what you need to do is ask your facility about underlayment materials for waterproofing and insulation.

In general, underfloor heating works very well for heating basements. You can also put some vinyls on heated floors.

Use the space

The free space under the stairs should also be used. Often this space is wasted. You can use this space to make the area look great. For example, you can convert the area into a wet bar, built-in storage, or a small kitchen.

Dense bulkheads

You can condense electrical, plumbing, and structural beams into a single bulkhead. You can consider certain areas, such as the TV area and the living area. Also, if you can use a certain area, please do so. However, you may also want to paint the bulkheads, but make sure the color is the same as the ceiling.

Choose modular furniture

Before buying furniture, be sure to measure the turning radius, height, and width of the stairs. After all, you don’t want to end up with a section that can’t fit anywhere.

Consider the laundry rooms

If you really need your laundry room in your basement, be sure to save some space by converting it into a walk-through kitchen area that has a sliding door.

Layer lighting

If your ceiling lights are not too high, you can add lighting with the help of recessed lights. Apart from this, you can also make use of the under cabinet lights in the laundry area and basic kitchen. For ambient lighting, you can install a couple of decorative accessories.

Do another bath

You can convert refrigerated spaces into a bathroom.

Make the most of the finishes

You can place patterns and textures throughout the basement to add character and interest. Also, mixed metals and cool mosaics will make your spaces more beautiful and catchy.

Simply put, you may want to use these tips if you are renovating your basement.

Focus on cabinets during kitchen remodel

When undertaking the task of kitchen remodeling, there are a number of elements that need to be considered to ensure that you get a functional yet beautiful kitchen. The following article will discuss the various elements to focus on when undertaking your kitchen remodel.

Cabinets are the most important aspect of any kitchen. There is an overwhelming availability of options when selecting cabinets for the kitchen; therefore, the correct choice must be made. The cabinet design will be a statement of the type of look you want to achieve for your kitchen. It should fit according to the type of decoration you want to opt for. Inside the kitchen remodel, the design of the cabinets and drawers should be perfect, so that you can achieve the look you want. Some popular options to select from when remodeling your kitchen include Art Deco, Early American, Cottage, Mid-century, Modern, Victorian, Retro, and many more. The cabinet doors, which you have selected for your kitchen remodel, also have a role to play. You can select from those with frames or those without. If you want to go for a more classic look for your kitchen remodel idea, framed cabinets would be a better option as its wood frame can be seen from the outside. Frameless cabinet doors are more Italian in design, so whatever option you choose, make sure it matches the overall look.

The color that enters any room can create a great atmosphere and vibes or can completely damage the look of the room. Therefore, the color you choose for your kitchen remodel is a very important factor. Along with the color, the wood you select will also have an impact on the overall result of your kitchen remodeling project. Depending on the type of wood you select and other finishing touches could enhance the look of your kitchen. Oak, for example, would give your kitchen a dramatic look as it is dark in color, has coarse grains, and gives it a bold look. Cherry, on the other hand, has medium grains and is available in warmer, richer tones. Maple trees are often chosen by most people as it gives the kitchen a sophisticated look due to its lighter tones and even streaks. Maple also absorbs stains better, which is why cabinets made from this wood come in numerous finishes.

In addition to focusing on the cabinets, you would also need to think about where you will place the kitchen cabinets during the remodel. The best way to create more space is to simply maximize what you already have rather than searching for more space. By doing so, you wouldn’t even have to worry about changing your kitchen layout during your kitchen remodel. If you want more space, buy racks readily available on the market. These can be placed anywhere in the kitchen and the items placed in them would be easily accessible and in plain sight. This would also be a good way to keep your items neater. Aside from the racks, you could install pull-outs inside your existing cabinets. These would be supported with the help of ball bearing guides. Since cabinets contain vertical slots in them, it allows you to take advantage of the maximum amount of space within the cabinet. Cabinets come in all shapes and sizes and different designs can be found to suit everyone’s requirements. Cabinets add convenience to any kitchen, so attention should be paid when remodeling the kitchen.

How to choose the perfect kitchen sink for your home

Get the perfect design for your room using our guide to the best styles available

What are the options?

Built-in sinks they are the most common. Mounted in a hole cut into the countertop, the edge of the sink and drain board (if any) are slightly raised and overlap the countertop.

Corner sinks They are usually recessed and have a drain board positioned at right angles to the sink. Ideal for small kitchens or utility rooms.

Built-in sinks they are placed under the countertop. They are not suitable for laminate countertops as the hole in the sink exposes the raw edges of the countertop. They work well with solid surface materials, such as stone, as you can have grooves cut in the work surface to provide a drainage area.

Overmounted sinks (sometimes called sitz or stove-style sinks) sit directly above a base unit and the drain pipe connects through the countertop.

Belfast toilets and butler They are large, straight-sided, and ceramic. The front of the sink is usually exposed, but they can be mounted underneath or raised to sit on the countertop. The difference between Belfast and Butler sinks is that Belfast sinks have a full overflow, while Butler sinks do not.

Kitchen workstations they are freestanding sink units. The sink section (often white ceramic, but sometimes stainless steel) sits directly above a base unit.

What material?

Stainless steel provides the widest variety of styles and sizes. Prices vary depending on the grade of steel used. Stainless steel is strong, yet relatively lightweight, durable, hygienic, heat and stain resistant, and easy to clean with detergent, but the surface can be scratched easily.

Ceramic The sinks are made of baked porcelain or fireclay. They are resistant to chemicals, stains and heat, but can chip or crack if heavy objects are dropped on them. Clean with a non-abrasive cleaner and dry after use to avoid limescale build-up.

Solid surfaces (like Corian) have a super stylish look, as the sinks can be mounted seamlessly, with no joints between them and the countertop. Sinks that combine a stainless steel base with solid Corian are also available. Solid surfaces are easy to clean with warm soapy water. They are also durable and resistant to heat, impacts and stains, and scratches on the surface can be erased with fine sandpaper.

Questions to consider

Double or single bowl? Most kitchens benefit from having a 1.5 or 1/2 bowl sink. If you entertain yourself a lot and have space, a double bowl or even two and a half are useful.

Sink or countertop faucet holes? Some sinks have a pre-drilled hole for a mixer tap. If not, taps will have to be mounted by drilling the necessary holes in the countertop.

Is it a DIY or professional job? You can fit a sink if you have some plumbing knowledge. A plumber will charge between £ 80 and £ 100 to replace the new one with the old one, and around £ 250 if you want to reposition the new sink.

Good to know Never put a dishwasher in a ceramic sink; Any gravel under the container will mark the surface.

Have fun using various hardware on kitchen cabinets and add interest

Shaker cabinets are super flex type doors that can be modern, traditional, old world, or a variety of other styles depending on what they are paired with in terms of design. Depending on the tile, lights, and hardware, one can easily add interest and change the entire feel of a room.

Think of kitchen utensils like the ice cream cherry. It is the completion of any good design and can make it look completely different than it did before.

Nickel and steel

Nickel and steel are two finishes that continue to add value to a home when added, and especially in the kitchen. One simply cannot go wrong choosing these finishes for the hardware on your vibrating cabinets in any color or stain.

Since vibrating cabinets are known for their clean and beautiful lines, they work perfectly with simple designs in hardware, however ornate knobs and pulls can be fun too. Add retro flair with white shaker cabinets or recessed versions with exposed hinges for a fun look.

Antique brass

Brass is a tough yet shiny finish to match shaker cabinets. Anyone looking for a warm and inviting kitchen will be pleased with the addition of brass handles. Add them with stainless steel appliances and countertops, industrial fixtures, dark or medium stained cabinets, and even subway tiles just to come up with a few ideas.

Oil rubbed bronze or brass looks amazing on the white or gray cabinets that are very popular this year. See what can be found in antique stores, and skip the cookie cutter pulls found in big box stores.

Glass Cabinet Pulls

Another vintage look is the glass and ceramic handles. Rustic style shaker cabinets will turn heads and grab it by adding these contrasting elements. These knobs and pulls come in a variety of styles and colors, as well as opaque and transparent styles.

They can even be the perfect amount of sparkle for a feminine kitchen and add a chandelier. Why not go out of your way and really make a statement? Even glass front cabinets with a wood frame, still in vibrating cabinet style, can benefit from ceramic and glass pulls.

Flat and tubular bar sweaters

These types of vibrating cabinets with a wood or colored finish give it a very contemporary or modern feel. If the homeowner is drawn to clean lines and basic, minimal styles, they will love them. They work great in townhomes and apartments in the city, especially those with exposed ceilings and rough brick walls.

Polished nickel is a popular choice as it sticks to the modern theme. However, they do come in a variety of finishes and lengths. Pair them with light and dark vibrating cabinets for a unique look. Choose granite, stone or concrete countertops and the same for the floors. Also, the glass backs go well together. Elegant, modern and surprising, anyone who visits this kitchen will be in awe.

Sweaters with legs and bows

For an elegant touch, consider arched and leg pulls that come in a variety of finishes, in glass and ceramic. Each type creates a different feel and is based solely on personal preference. Traditional and classic are perfect for shaker cabinets. Change colors to keep cooking interesting and having fun.

Mosaics are a fun addition to this type of kitchen, and decorators shouldn’t be afraid to mix various finishes. This year you can put together nickel, bronze, glass and everything else. It’s one of those “no rules” vibes. However, there is a strategic location that one can observe to satisfy OCD friends.

Regardless of which handles or knobs are chosen to adorn shaker cabinets, there is no denying that they are the perfect choice for any kitchen.

Available in up and down counter versions, RTA cabinets help save money. You could spend double the amount on custom cabinets. Understand the brands, how they were built, the quality and the finish of the wood, before buying imported products.

Beware of these factors on imported RTA cabinets.

• Aim for nice colors and finishes.

• Finishing by hand lasts longer than spraying.

• It is best to avoid cam locks and slot assembly.

• Component replacement easily done by local manufacturers.

• Check quality and ask questions about breakage.

Some buying tips

Hardware-wise, make sure the sliders are of good quality and close smoothly. Does it have self-closing hinges? Ask about replacements and damage and how long it would take to receive new parts. Cabinets made in America would be better and more convenient. If it is a shelf, it is not necessary to replace the entire cabinet. Finishing material made in America would be better because imported ones have poor coating. Hand cleaned liner is better with a richer depth and more expensive due to labor and materials.

Some imported RTAs offer a true slot mount with fasteners and glues that can be screwed or nailed down. What happens over time is that the expansion and contraction of the wood takes place and also the displacement and peeling begins. Dovetail technology is offered by an American manufacturer, which means that crumbling cannot take place after assembly.

Examine the drawers and doors. Consider your preferences as a full overlay or recessed door. Do you have a particular color in mind? Maybe you can buy an unfinished piece if you want to apply the finish? Chinese imports don’t allow all that flexibility and domestic products may be better.

Would you buy Chinese regional trade agreements?

Why not go for the Chinese with affordable prices and pretty good standards? Buying household products relieves you of some worries, such as obtaining replacement parts. However, many manufacturers in China are doing quite well and their products are definitely worth buying. If you’re a smart shopper, you know the benefits and pitfalls of imported RTAs. Please buy accordingly with understanding. Be prepared for staggeringly low prices, which come straight from the factory.

buildings

Chinese cabinets are made of plywood and that is cheap. The design is easy to assemble. Avoid relying only on cam locks and use glue for added strength. The 6-8 door style and various commonly available finishes are inexpensive. It will not be possible to mix and match. There are limited options available when it comes to door styles in terms of colors and glass doors are not to be found. The common wood is Russian birch. Buy with confidence.

Kitchen Backsplash Tile Designs

The kitchen is normally the area of the house in which the woman spends the most time, but in many homes it is the man who cooks. Anyone who cooks knows that the kitchen is an important area of the house and should look good at all times. You can’t cook a good meal and feel good about what you’re doing if your kitchen is a mess and you don’t like it. You don’t want to spend a lot of time in the kitchen if it’s ugly. You should consider having a backsplash on the wall as this adds a lot of character to the kitchen.

You can have almost any mosaic backing you want; There are no limits. It is up to you to decide what you want in your kitchen, so make a good choice with the backrest because it is not easy to remove. The backing of a mosaic is just pictures in separate tiles that make a big picture when the tiles are placed together on the wall, like a puzzle, except they are real tiles. You should also look at the color of the rest of the furniture and kitchen items before making your choice, otherwise it may not work. Backsplash plates can be shiny or plain.

The image can be large or small. All the little specs are up to you. You make the decision; it’s your kitchen. They are beautiful and can really complement your kitchen, especially if you think it looks boring. Your kitchen may be missing something; If it looks simple, you may just need a backsplash to brighten it up a bit. Colors are essential. Don’t put dark colors on your tiles or too white. Bright colors will go well on the wall.

You can also customize it if you want. There should be someone in your area or at least nearby to customize it. It would be nice to have a large family backsplash on your kitchen wall. It doesn’t have to be a big picture if you don’t want it to be, and if you don’t mind staring at yourself while you cook, then you can have a familiar picture. Otherwise, you can have a photo of the children. It really is a beautiful idea and many people are considering it in their homes.

You just have to be 100% sure of the image you choose before finishing it. Make sure it’s what you want. They are very common on the wall above the stove, but can be placed anywhere. You don’t have to be alone in one place. Another good idea with backsplashes is to have one on each side of the kitchen if it is a large room. If you are going to make the kitchen look uneven with a picture on one side and nothing on the other side, make another one on the opposite side, but if you think it looks good then there is no reason for you to add another.
