What is a right?

The definition of right with respect to land development is the legal method of obtaining approvals for the right to develop property for a particular use. The entitlement process is complicated, time consuming and can be expensive, but knowing what you can and cannot do with a property is vital to determining the real estate viability of your project. Some examples of rights are the following:

1. Zoning and zoning variances for building heights, number of parking spaces, setbacks. Your land use attorneys and zoning experts come into play here. My advice is to place a lot of trust in his experience and follow his instructions to avoid unnecessary delays in your approval process.

6. Landscaping Approvals. City planning and development agencies must also approve its design and landscaping. Your architect and engineers will be of great help in this area.

Hire an experienced development team:

The best advice is to hire an experienced development team of architects, developers, lawyers, project consultants, engineers, and civil, soil, landscape, and structural consultants from the outset to help you analyze, review, interpret, and advise you regarding the studies. design, applicable zoning. and code requirements, and the maximum development potential of the property. Without an experienced team, it is extremely difficult and a lot of time will be wasted trying to complete the regulatory process because the very nature of the regulatory process is so complicated.

Most development projects must go through certain aspects of the rights grant process, and some projects will have to go through various public hearing processes for approval, depending on the rules of each jurisdiction. To begin, commercial land development requires review and approval by the local Development Review Board or the Review Division of the Planning Department. Each municipality has a different name but the functions are similar.

  1. The process begins with obtaining site approval from the local Department of Planning and Development. By contacting the local Department of Planning and Development’s Review Division, their team of experts will develop a pre-application for land use that is compliant with the codes of that particular jurisdiction. By complying with the codes, this will eliminate additional requests by the jurisdiction, additional review and extension, and unnecessary delays from the approval process.
  2. A meeting date will then be set. You and/or your representatives will meet with the Planning Department to discuss the proposed project and the review process. The process includes approval of the site plan, elevations, colors, landscaping, neighborhood map, etc. Environmental information must also be submitted. There is usually a fee that accompanies the application. Fees vary from jurisdiction to jurisdiction.
  3. If for any reason your site plan is denied, you can appeal to City Hall. The appeal process varies from each jurisdiction.
  4. Once you get site approval, you’ll need design approval and master use permits. The design approval process is where your architect will design the building structure, core layout, exterior appearance, building height, site design, landscaping concepts, traffic impact, site access, and utility designs and submit them for approval.
  5. Neighborhood hearings are generally required for all general plan conditional use permits. You may be required to provide written notice or post information on the site. Typically, the City will also send out notices to residents. Signs must be posted on the property and an open house is usually held. Your development team will be instrumental in advising and assisting you so that you have a higher chance of success in gaining neighborhood approval. Be prepared, even if you comply with the codes and regulations of the regulatory process, there is always the possibility that the neighborhood has its own agenda and that the hearings and decisions will not be favorable to moving your project forward. This is where the experience and involvement of your lawyers and the rest of your development team is crucial.

If there are wetlands on the property, you will need special documentation indicating whether or not the Wetlands Act applies. Doing so will result in a significant or insignificant impact as granted by the evidence of a permit. Sometimes it is better to set aside or donate the wetland portion of the property and avoid development problems. Your development team will be able to help you with the best course of action once they have evaluated all the information and reviewed the reports.

It is really amazing to inform each of you that the women formed an association in the year 1917 in Mumbai. It was decided that the group will publish the first Saraswat cookbook titled “Rasachandrika” (or the book of tastes). The title of the book was “Rasachandrika-Saraswat Cookbook”. The authors of the book were Smt.Mira G.Hattiangadi and Smt.Neela C.Balsekar for the English version. It was posted at a place located in Mumbai, Maharashtra. The publisher was Shri Harsha Bhatkal and the book was printed at “Popular Prakashan Pvt. Ltd., Mumbai”. The price of the book was 300 rupees. The ISBN is 978-81-7154-290-1. The total number of pages is 236 in total.

It is really worth reading the book for some special characteristics that are perceived in it. First of all, it is a teamwork of the women who wanted to share their recipes with future generations and maintain their culture. Second, credit is given to the first women’s association of Saraswat. The book is not published under the name of the sole authorship. The book has the photograph of the original author of the book and her name was “Late Smt. Ambabai Samsi”. The history of the book has been clearly mentioned in the “Preface”. It has been translated into three languages ​​namely Marathi, Hindi and English. The original author’s view has been noted in the ‘Author’s Note to Marathi Edition’ section. According to her, there are differences between Saraswat and non-Saraswat cooking styles and dishes. Thirdly, the author has provided drawings and photographs in which there is a clear representation of how the food should be displayed and presented to your family, friends or guests.In other words, she has shown how the food should be placed on the plate before of serving them to others. It is really interesting to note that other books lack this feature. Fourthly, the book presents the photographs of the way food should be displayed at important religious functions and festivals. I have read many cookbooks, however, this one stands out to me more and more because of the way the recipes are shared with us and especially suitable for state and country. Let’s see the content of the book. It begins with the recipes for the spicy “masalas” or condiments that are used on a daily basis. I especially liked the “amti masala” and the “kholamba masala”. Within this section, there is a shorter method of “grinding masalas containing shredded coconut” which is very popular in the southern regions of India.

Have you ever heard of “Dishes Served with Rice Porridge”? The author mentions about “80 garnishes”. Among these, 30 varieties of potato dishes are very clearly described. The author also mentions different types of bananas, viz. “Raw Rajali Bananas”, “Ripe Rajali Bananas”, “Unripe Rajali Bananas” and “Non Rajali Bananas”. The author describes the way in which bamboo shoots should be cleaned, cut and chopped. She gives three dishes prepared from them. Can one get away from the world of chutneys? The author does not shy away from sharing various ways in which they can be prepared. According to her, there are three ways to prepare them:

a) Semi-liquid chutneys b) Crushed dry chutneys and c) Liquid chutneys.

Has anyone tried the “dried eggplant chutney” to date? To be very honest, I’ve never tried one in my life. I turned the pages of the book. However, I was surprised to find that there is no step in the preparation of the dish in which the aubergines are dried and the chutney is prepared. In fact, I am on my way to prepare one in which there is the use of “dried eggplants”. I will be sharing it in my next presentation. This is a typo and the correct name of the dish is “fried eggplant chutney”.

One could try cooking “golyan sambare”. It is a good dish and very hygienic too. One can relish them similar to momos or rice dumplings used in other states of India. Another set of new dishes narrated in the book are:

1) Kadis used in cold seasons and 2) Tambalis cooked in “hot” seasons.

Hot and Cold Seasons in South India! This puzzled me and allowed me to continue with the description and explanation of these recipes. This is a must read and I am fascinated by the way these dishes are cooked and served to others. Warm kadis are cooked in eight variations in which garlic, peppercorns, cumin seeds, mango seeds called “pickled mango bone”, young shoots or pomegranate leaves, etc. dishes are used and prepared. On the other hand, cold Tambalis are prepared using some vegetables, or liquids like buttermilk, or spices like fried cumin seeds or fresh grated coconut.

Has anyone made 38 varieties of rasam or saaru? Of these, 7 varieties are mentioned in the book and they are:

1. Tamil Saarland

2. Garlic Rasam without Lentils

3. Rasam prepared with red lentils

4. Vegetable rasam

5. Coriander Rasam

Let’s move on to the “recipes using sugar and jaggery section.” How about learning more about 14 varieties of idli-sweet and non-sweet? The following is the list:

4. Hot and spicy idlis

5. Idlis prepared with green chilies

6. Jaggery Idlis prepared with coarsely ground wheat

The importance of being honest in paid surveys!

With paid surveys gaining popularity, the number of people signing up to survey sites has increased dramatically. Freeview, YouView or Freesat: good and not so good sides for everyone

When we went from analog to digital, we had to change the way we watched TV. You could no longer tune in to the five channels we always had with just your antenna and TV. Now the minimum that was needed to watch digital television was a DTT box. However, there are different options for watching TV and three popular options are Freeview, YouView and Freesat. But which of these is the most suitable for you?

Which one is best will depend on what you want to watch on TV, and all options come with good and bad points to consider. So let’s take a look at them.

Good and bad sides of Freeview

You may have bought a Freeview decoder or you could have it built into your new TV. However, this could be a basic Freeview box with no frills and you may want to consider moving up to Freeview+. With Freeview+ you get everything you would get with the normal Freeview decoder, such as all channels and features, plus you have the option to rewind and pause TV along with watching up-to-date TV.

The good points of Freeview+ are that you can access around 50 channels along with 24 radio stations. Another point in its favor is that once you have the equipment and have it installed, you don’t have to pay every month to continue watching TV. If you opt for Freeview+, you’ll never miss a show again as you can set it to record, rewind or pause while you make a cup of tea, take a phone call or answer the door.

The downside to Freeview is that you are limited with channel selections as Freeview offers the smallest choice of the entire range of digital TV services. Another drawback is the fact that there are numerous set-top box options available from different companies, so choosing one can be confusing. Not all of them offer the same features and the prices of the boxes differ.

Good and bad sides of Freesat+ along with free time

Freesat is in the same vein as Freeview in that when you have paid for the equipment there is no monthly subscription. However, it differs in that along with the set-top box, you also need a satellite dish. With Freesat+ you can pause, record and rewind live TV and also get access to many services such as Catch Up TV.

The good thing about having Freesat+ is that you can have access to over 150 TV and radio channels, which is a lot more than you would get if you had Freeview. Since Freesat is a satellite service, it means that the signal is generally more consistent, so the picture quality is better and you get a stronger signal. If you have picture quality issues with Freeview, you may benefit from Freesat. Freesat offers a good electronic program guide under the name of Freetime. This means you can go back in time in the guide and see the shows you missed and choose to watch them on demand. There is also a Showcase to show you some of the best content.

The downside of Freesat+ is that you need a satellite dish installed in your home. The outlay for Freesat+ is generally more expensive than with Freeview. Not all the channels you would get with Freeview are available via Freesat.

YouView is relatively new on the block when it comes to how we watch TV and a variety of companies are behind it, including BT and TalkTalk. YouView gives you Freeview TV along with options like pause, rewind and record TV. You can buy a YouView standalone decoder from major retailers or you can go for the BT or TalkTalk version.

The good points of YouView are that you will get around 50 TV channels and this includes all the channels you get with Freeview. Once you’ve paid for the standalone decoder, there’s nothing to pay each month. There are extensive options when it comes to Catch Up TV as you can get access to iPlayer, ITV Player, 4OD and Demand 5 and watch Catch Up TV right from the EPG. You can also pause and rewind live TV.

The disadvantage of YouView is that it is relatively expensive compared to the other options. If you choose to have it via TalkTalk or BT, you pay a subscription cost each month. Another drawback is that compared to the other options, YouView can be slow as apps take a while to load. BT and TalkTalk YouView come with movies on demand and a few extras, but you don’t get them with the standalone decoder from retailers.

401k investment management

I got a question from one of the readers this week: “How can I earn an 8% annual return on my 401k?” This is a great question.

First, I will admit that I do not claim to be an expert and that I made my fair share of mistakes as an investor and learned well from them.

One of those lessons includes trying to actively manage my 401k investments.

I know this is an extremely sensitive subject and there is always a heated debate between active and active. passive portfolio management.

I am a fan of Warren Buffet and I value your opinions. According to CNN Money, this is what Warren says: 2. Buffett recommends passive: Even legendary stock picker Warren Buffett likes that approach. In his annual letter to shareholders last year, he wrote that he advised the trustee of his estate to place 90% of his assets for his wife in a “very low-cost” S&P 500 index fund, because he believes that the “results to term of this policy will be higher than those achieved by most investors”.

Now back to my story, long story short, I didn’t beat the market by actively managing my 401k account. I learned my lesson early though, this was a decade ago. I just set up my 401k to invest in a target date retirement fund that has a mix of stocks and bonds. It’s worked out pretty well and I’ve never had to sweat trying to manage my 401k since. It has done much better than my active attempt to manage it, yet it has not outperformed the S&P 500.

I understand that everyone’s financial situation is unique. You are the captain of your ship as I am of mine. Do your research and draw your own conclusions.

Finally, to answer the question, yes, it is certainly possible to achieve a return of ~8% over longer investment periods at dollar cost average in the S&P 500 Index. Granite Tales: Myths, Urban Legends, and Fabrications (of the Other Kind)

The following snippets of commercial granite folklore are taken directly from customer feedback and questions, pieces circulating the web, and conversations with hundreds of homeowners who have honored me with the opportunity to repair their commercial granite. Just for fun, I’ll give you a little background on each one, where they came from, and how they started. In case you haven’t heard some of these before, you’ll be prepared when they finally come to you!

Please note that I use the term “commercial granite” throughout this article. This is because we refer to stones that are sold commercially as granite, rather than the (very) narrow subset of stones that meet the scientific definition.

1.) My contractor/granite salesperson/internet guru (choose your favorite perpetrator) said my granite does not require sealing – Those of you who have read my previous work are probably sick of me harping on this, but (unfortunately) I listen to this one more often than everyone else. It is the most damaging of all the bad granite maintenance practices you can commit if you trust this unsound advice.

Interestingly, there are a couple of “experts” on the internet who partially endorse this fallacy (but they will sell you their impregnator if you ABSOLUTELY, REALLY insist on having one, and theirs lasts FOREVER… Hilarious!). One even goes so far as to claim that the physical properties of granite dictate that it never needs to be sealed (funny, they also have a “lifetime” sealer for sale two paragraphs later).

I was recently in Los Angeles, visiting with a property manager who had stains on about 1/3 of the 305 commercial granite counters they recently installed in their recently renovated luxury apartments. I wish I could have brought the naysayers with me so they could convince the distraught maintenance people that those oil and wine stains were just a figment of his imagination…

From the contractor’s perspective, in the old days, impregnants were primarily based on silicone derivatives. While they are great against water, they did (and are) poorly against oil-based stains. Also, if over-applied, the impregnant residue on the stone surface would also absorb oil. Double hits. Here’s the logic: If it’s a fact that oil stains are the worst to remove, and if impregnator won’t stop them anyway, why bother? That was the late ’80s, this is 2007, and we have technology that will stop oil stains in their tracks. Like all misinformation, it actually has a small root and dies slowly.

Internet people have different motivations. Or are:

A: try to sell you granite slabs denying any faults the commercial granite has, or

B: Using reverse psychology (wrong, I might add) sales techniques to sell you their impregnator.

2.) My neighbor told me that my granite is not safe because it harbors and produces large amounts of bacteria – This one continues to circulate despite the fact that both the government and industry organizations have shown it to be false on numerous occasions. Please allow me the opportunity to set the record straight on this, once and for all: it is absolute rubbish. In fact, properly maintained granite commercial surfaces are some of the most sanitary you can buy. Like all other food preparation surfaces, commercial granite must be cleaned properly.

It is widely believed that manufacturers of man-made countertop materials started these rumors, although no solid proof exists. In short, the National Institute for Occupational Safety and Health has given commercial granite a clean bill of health, as has the Centers for Disease Control (CDC).

3.) Someone told me that my granite emits radon gas and is radioactive – A little twisted science goes a long way… Miniscule amounts of radon gas are emitted by almost any type of rock found where uranium is found, and trace amounts of uranium can be found almost anywhere rock is found. Bottom line? There are no health or safety risks associated with the release of radon gas or radioactivity from commercial granite.

As a matter of note, concrete, cement, and plaster release as much or more radon gas than commercial granite, and there is also no health risk associated with them. A manufacturer of man-made countertop materials is also believed to have started this rumor.

4.) I was told to clean my granite with soap and water only – This one has a couple of variants floating around, including using specific dish detergent (and a special brand, I might add) or plain water. Will doing this damage your commercial granite? No, he will not. Will it impact the way it looks? Yes, he will do it.

If you were to wash your windows with plain “soap and water” (or dish detergent, or plain water) and a sponge, I guarantee you won’t be happy with how they look.

With this in mind, it is best to routinely clean your commercial granite with a product that is specifically designed for use on natural stone. Using soap, dishwashing detergent, or non-stone cleaners will leave your commercial granite looking dull and lifeless.

5.) Someone told me that the shine will wear off my granite and it will need to be re-polished – Unless you’re playing roller hockey on your granite business surfaces, it’s highly unlikely that you’ll need to re-polish them. I have seen very isolated cases (all of them very dark “granite”) where the surface deteriorated with normal use and required re-polishing. In reality, these stones were suspect at first, as they were unlikely to achieve a rating of 5.5 (the minimum hardness allowed) on the Mohs hardness scale. Good-quality commercial granite, properly maintained, will not permanently lose its shine for a long, long time, even under heavy use (but consider).

If your granite has been waxed, then the “shiny” will wear off and you will need to re-wax it. Waxing commercial granite is generally NOT RECOMMENDED, so only do so if your surfaces were previously waxed to provide their final shine.

Most loss of gloss and reflectivity is due to the use of improper cleaning chemicals, improper cleaning methods, or both. As I mentioned earlier, if you need a demonstration of what soap and water does to the look of your commercial granite, simply wash your windows with (fill in your favorite “soap” here), water, and a sponge. “Soap and water” leaves a residue on the stone that will eventually dull the finish.

The good news is that the dulling of surface debris is not permanent. It can be removed with a high alkaline cleaner designed for natural stone. In some cases, calcification (mineral deposits from evaporated water) will dull surfaces, especially around faucets and fixtures. These deposits can also be removed quickly, easily and safely.

I also recommend the weekly use (or whenever you want) of “vanity” products to increase the shine and improve the general appearance of your commercial granite. These products provide the additional benefits of reducing water spots and fingerprints on polished surfaces.

6.) Practices and Products

At the end of the day, it all comes down to this:

– Keep your commercial granite properly impregnated (sealed).

– Clean up spills and contamination in a timely manner.

– Do not use sharp implements on your commercial granite.

– Do not place extremely hot items on your granite.

– Use quality products, specifically designed for commercial granite.

How do investors read business plans?

There are hundreds of thousands of business plans out there trying to find a funding home. I receive hundreds of business plans annually, and I can definitely say that 99% of these documents are ridiculous presentations of an exciting investment opportunity. I am not referring to the value of the product being described, but to the presentation that is intended to describe an exciting investment situation.

One of the reasons so many plans are so poorly written, and there are many, many other reasons, is that the writers don’t understand how plans are read. Investment banks, venture capital firms, family offices, angel firms, banks, and blind investment groups receive a stack of plans for consideration every day. A junior reader, often a recent MBA, is usually assigned to read and review the plans and weed out all the obvious losers. The remaining business plans are checked off after reading the sections in the following order: Executive Summary, Finance, Management, and Exit Strategy.

Why is it important to recognize the order in which a business plan is read? Because these are the areas that need to be addressed in a powerful and compelling way for the business plan to stand in front of decision makers. The wording and construction of these sections dictate the level of interest that the original projection reader will express in the synopsis that he will attach to the copy of the business plan as he begins his route through the project analysis process.

The executive summary is read first. This should be a vivid two-page snapshot of the company and address every aspect of the opportunity. The executive summary needs to paint an exciting picture that leaves the reader wanting to know more. Unfortunately, most plans don’t read past the first paragraph or two.

Because? I have discussed this with investors on many occasions. I’ve asked the question, “aren’t you worried that you might be missing out on a great product opportunity just because the document has a poorly written executive summary?” The universal answer, “If there’s no more passion or ability to excite us than what we see in a poor executive summary, we’ve never had to look back to see a missed opportunity. If you can’t make a great first impression for us, neither will you.” for no one else”?
