Timeshare information shows system failures

It all depends on how you look at it. Whether you’re looking from an industry perspective or a consumer perspective, the timeshare industry can present a very different look depending on your point of view.

Reading through Diamond Resorts’ second quarter financial report, it is clear that their initial public offering last month is having an impact on the way they present their message. From an industry perspective, it is a very optimistic outlook with the main indicators high. Total revenue, sales, rides generated, and price all increased, which is a constant theme among big brand timeshare developers during this reporting season.

The growth figures are impressive, but should be considered in light of recent acquisitions this year. Still, a 43 percent increase in total revenue is more than just a pocket change at a time when the global economy is booming.

Long live tourism! And the discretionary spending that it brings.

But from a consumer perspective, there are standard flash points that need to be checked and they have been a point of emphasis for years in this industry.

Diamond reported that the average transaction price rose nearly 30 percent to just over $ 16,000. Good news for the developer, bad news for the consumer. Your reasoning? Due to the sale of larger point packages and higher sales to new customers rather than existing owners.

So let me see if this is clear to me. Their sales increased because owners need to buy more points (whose monetary value of Monopoly is arbitrarily determined by the developer) and because they can get away with new customers who don’t know the difference like existing owners.

Good … for the developer. For the consumer, not so much.

But this is not to say that the product is not worth it. The value of any product is determined by those who are willing to pay for it, and to be fair, its average price is about $ 4,000 less than the general average price for an industry-wide range. But there are better ways to buy than this.

Especially when you look at your selling and marketing expenses, the amount of overhead that went into generating that sale in the first place. Diamond says it’s 50.7 percent of the total price, and they applauded that it’s down from 57 percent at this time last year. Which means that of that price of $ 16,000, $ 8,000 will pay the expenses, which is your money.

Owners often wonder why timeshare prices on the resale market seem depressed, but this is the main reason. Think in terms of car sales – buying a new car covers marketing and commissions and used cars are significantly lower on the resale market. The same goes for timeshares.

Again, this is not a blow to the developer, it is just that there is a better way to buy timeshare than through the developer. And that’s online through sites like buyatimeshare.com. I saw a Diamond Resorts Cypress Pointe Grande Villas in Orlando right now for $ 7,000, but people need to know that the option exists and many don’t until they are already exposed to the product.

The good news for consumers is that Diamond only closes about 13 percent of its touring patrons, meaning 87 percent leave the resort without shopping on the spot. Research supported by the American Resort Development Association not only shows that 32 percent of all timeshare sales are made through the resale channel (up from 17 percent in 2010), but the amount of people attending sales presentations has decreased. This would indicate that those buyers, once they have gone on a tour, are looking for other channels of purchase than through the “just for today” atmosphere that is created in the resort.

Again, the more awareness you create about savings by buying timeshare on the resale market, the better.

World of Warcraft: Runic Cloth Growing in the Expedition Armory

In previous posts, I examined the possibilities, or lack thereof, of cultivating Runic Cloth in Azeroth, as opposed to the blessed Outlands.

Today, I cultivated the Holy Grail of Runecloth (off the table, of course), the Armory Expedition. The Expedition Armory is a destroyed city south of the Honor Hold on Hellfire Peninsula.

It is a depressing place, haunted by 2 types of ghosts: the nice ghosts, who just walk and work and laugh and do other ghostly activities, and the bad ghosts, who you can interact with and who actually drop the runic cloth.

Once again, Grunman was appointed Runecloth farmer, a task with which he is becoming well acquainted.

There are 3 types of mobs, and these are their “official” Runecloth drop rates:

  • Unyielding Footman – 34%
  • Unbreakable Knight – 34%
  • Unyielding Sorcerer – 34%

To the inexperienced eye, these drop rates may appear similar. In fact they are. However, it SEEMED to me that Wizards were more generous in their Runecloth contributions, often dropping three at a time.

Grunman spent an hour going round and round the Armory, killing everything that moved, and here is the total tally:

  • Cash Loot – 12g 18s 19c
  • Seller’s Trash – 6g 2s 17c
  • Traveler backpack – 17g (yes, right)
  • Another green – Maybe 5g
  • Runic Cloth – 111
  • Netherweave – 16

The best thing about Expedition Armory is the respawn rate. Assuming the place isn’t full of pesky Alliance quest players, or God forbid, other farmers, you will never run out of things to kill, you can ALWAYS see your next victim, nor will you be inundated by newly spawned mobs . .

All in all, cultivating Runecloth there is time well spent, assuming you really need it. Of course, the green drops won’t be disenchanted into anything cooler than arcane dust (most of the time), but you’ll earn more than enough money to cover repairs and can level your tailoring at various points per hour. .

Get ready to party! The NHL playoffs are about to begin

The NHL Playoffs are about to begin, the second season is ready to begin.

The 2009-2010 NHL season started with 30 teams, we are up to the 16 finalists.

Eight will represent the Western Conference and eight will represent the Eastern Conference.

The Eastern Conference Representatives are as follows: Capitals, Devils, Sabers, Penguins, Canadians, Flying, Bruins, and Ottawa.

The Western Conference features Black Hawks, Sharks, Canucks, Predators, Redwings, Avalanche, Kings, and Coyotes.

The matches are as follows in the East: The big favorites, number one, Washington Capitals vs the eight Canadians from Montreal, the New Jersey Devils, number two, the New Jersey Devils, the Philadelphia Flyers, number seven, the Buffalo Sabers, number three, Buffalo Sabers, six, Boston. Bruins and number four Pittsburgh Penguins against Ottawa Senators number five.

Puck Video predictions in the first round. Washington Capitals in five games, Philadelphia Flyers in seven games, Buffalo Sabers in six games and the Pittsburgh Penguins in six games as well.

Heading west, the number one repeat San Jose Sharks will face the Colorado Avalanche, the number two Chicago Black Hawks and number seven Nashville Predators will tangle, the number three Vancouver Cancuks and the Los Angles Kings seeded sixth and No. The four seeds of the Phoenix Coyotes will face the defending champion of the Western Conference, number five, the Detroit Redwings.

Some good matchups in the West, but expect the San Jose Sharks to come their early exit from last season with a sweep over Avalanche, Black Hawks will outplay the Predators in five games, and now the good guys. The Kings and Cancuks will go to seven games with home-court advantage on the Cancuks road. The Redwings have been the league’s most popular team since winter break, expected to beat the optimistic Coyotes in six games.

So there you have it the 2009-2010 Stanley Cup playoff first round match with the predictions. We’ll see it in round two, but you’ll see us sooner as we’ll have all of the game’s highlights posted in a puck video.

Chicken tastes like it was born in sauce

When people ask me to think of my favorite restaurant, for whatever reason, I inevitably think of Gardens of Taxco first. I don’t go very often, really just for special meals, but my memory just doesn’t miss all the colors and flavors that this amazing West Hollywood spot has to offer.

Unfortunately, I’m not the only one who loves the Gardens of Taxco, so parking can be a bit of a hassle. There is a small lot in front of the restaurant that is almost always full and street parking can be tricky in this neighborhood. Your best bet is to go ahead and pay the $ 4 for valet parking. I promise you, it’s worth it.

Gardens of Taxco serves the most amazing and hearty five-course traditional Mexican food you will ever taste. The flavors are so delicate and unusual that they look nothing like the watered-down greasy nonsense found on popular, flavorless chains. Even before your entrĂ©e, they bring appetizers of spicy pickled vegetables and fresh tortilla chips with homemade salsa, a quesadilla with Oaxacan cheese and homemade guacamole, a tempting enchilada, and a spicy soup. And the dessert (cherry banana cream pudding and a complimentary glass of sherry) is so rich that even if it’s full, it will leave you room.

While every offering at Gardens of Taxco is wonderfully seasoned and authentic in flavor, what is not to be missed is any plate with mole. The mole served in this excellent restaurant is unlike anything you have ever dreamed of and, as the human menu narrates, it is “the best mole in town.”

Gardens of Taxco offers a variety of wines and beers to pair with a Mexican palette and sangria daiquiris by the pitcher to keep the party going.

The atmosphere here is difficult to define. Small tables and booths scattered throughout the restaurant in low light, with capacity for large parties and intimate dates.

You will feel transported to a strange and resplendent land with a fusion of Spanish and Mexican decoration. The atmosphere is lively

without being too loud or boisterous and the traveling mariachi softly playing his guitar makes Gardens of Taxco a romantic place to bring a date. There are no menus, there is simply a man, who has been there since the opening day, who recites the menu like an epic poem and designs the dinner delicacies around his personal tastes.

You won’t know what to expect when you walk through the door – the atmosphere is whimsical, yet gloomy, lively, and refined. Just know that you will be treated like a VIP and savor every bite of the delicate and unique cuisine.
