What are the real differences between a short sale and a foreclosure?

So what are the consequences of letting my home be foreclosed on or doing a short sale? Here’s an example, if a prospective homebuyer hopes to obtain a Fannie Mae mortgage for a future primary residence home purchase, a past foreclosure that occurred sometime in the prior 5 years will render the borrower ineligible for a loan from Fannie Mae. This cannot be said of a prospective buyer who sold his property through a short sale, it is that he will qualify for a Fannie Mae backed loan for a primary residence after only 2 years.

Non-primary homeowners who have had a prior foreclosure have an even longer waiting period to satisfy before being eligible to purchase another home. The waiting time is extended from five to seven years to qualify. If you have successfully negotiated a short sale and would like to purchase another non-primary residence, you will only have to wait the same 2 years as you would have for a primary residence.

If you want to get a loan through a mortgage company and you have a prior foreclosure on your record, you will be asked to answer “yes” to question C in Section VIII of the standard application 1003 which asks if your property has been foreclosed on . in or given title or a deed-in-lieu of foreclosure within the last 7 years. Although you can still apply for a loan with a mortgage company, your interest rates will increase dramatically. If you negotiated a successful short sale in lieu of foreclosure, a short sale disclosure is not required, so your interest rate should remain relatively reasonable.

A big “hit” that borrowers worry about is the effect on their credit score as a result of a foreclosure or short sale. With a foreclosure you will experience a huge shock, expect to see your score drop from 250 to over 300 points. The negative impact on your credit score will generally remain on your credit history and weaken your score for more than 3 years. A successfully negotiated short sale, on the other hand, will list missed mortgage payments. It will be reported as “paid off” or “negotiated” which will reduce your points by as little as fifty points, not the three hundred that a foreclosure would do, assuming you were current on the rest of your payments during your brief sale period. This drop can affect your credit score for as little as 12 to 18 months.

How do your credit score and credit history differ? Well, your score fluctuates, your history will remain intact on your report, for any creditor to monitor, for a specified number of years, even if your score has improved. A foreclosure remains a public record and a fixture on your credit report for at least ten years. A short sale does not register on your credit history, only your missed mortgage payments. There is no specific reporting item for “short sale” as the loan is typically reported as “paid in full, paid off.”

You may not think that something like a foreclosure could affect your security clearance, but it can and does. Surprisingly, a foreclosure is the most challenging issue against a security problem, aside from a misdemeanor or felony conviction. If a client has a foreclosure and is a police officer, military, CIA, security, or anyone else who requires a security clearance, they will almost inevitably be revoked and the position terminated. If you successfully negotiate a short sale, that fact, by itself, does not defy most security clearances.

Have you thought about how a foreclosure or short sale could affect your current job? Employers may check your credit regularly, assuming your position involves a sensitive topic. A foreclosure is often considered grounds for immediate reassignment or termination. A short sale, on the other hand, is not reported on your credit report and therefore does not pose an employment challenge.

If you decide to change jobs, or have no choice but to change jobs, you should consider how a foreclosure or short sale could affect your future employment. A foreclosure exposes you to early challenges as many employers use a credit check for many new applicants. Generally, a foreclosure that negatively impacted your credit will be challenging for employment. Again, a short sale is not reported on your credit report and therefore will not become a challenge for employment.

A big concern for most homeowners facing a foreclosure or short sale is the deficiency judgment. With 100% foreclosures (unless you live in one of the non-deficiency states), the bank can go after the homeowner for the deficiency. Some successful short sales actually work with the lender and get them to agree to waive the right to sue the owner for the deficiency. The amount of deficiency must also be considered. With a foreclosure, you must go through the REO process if your property does not sell at auction. An REO typically results in lower sales prices and a longer period of time the property could stay on the market, especially in declining sales markets. Unfortunately, all that slowdown and lower sales price could mean a higher deficiency judgment for the owner. A properly handled short sale is more likely to fetch a price more in line with market value and will generally be better than an REO sale, and should result in a smaller deficiency, meaning banks will generally be more willing to negotiate with you.

The Top 10 Networking Strategies to Get a Job, a Promotion, or Make a Sale

Whether you’re networking to find a new job opportunity, get a promotion, or close a sale, you have two main goals with networking:

1. Be remembered so that when opportunities come along, people think of you as the perfect person to handle things,

2. To be referred to others who can give you insight into these opportunities.

Your overall goal, of course, is to get a job, make a sale, or get more business, but it’s these two steps that lead truly effective networkers to the jobs, careers, and opportunities they want. What effective networkers understand is that they don’t need to ask for anything more than advice and it is this advice that they use to get remembered and referred.

The following are ten tips on the best way to achieve these two goals.

1. Act like a “resource person” and not a “dirty job, promotion, or panhandler.” This means showing the other person the benefits that you or your product or service bring. Be careful not to create the first impression that you are begging for the job or the sale.

2. Improve your self-confidence. Do this by learning as much as you can about yourself, your products, and your services. Also, learn as much as you can about the people you seek advice from. Preparation is the key to confidence.

3. Make sure you’re meeting the right people, in the right place, at the right time.

4. Remember that you are looking for advice and information, not a job or a sale. It is the information you collect that will lead you to the job offer(s) or sales you want to achieve.

5. Be sure to budget your time effectively. Have a plan and strategy for your networking activities.

6. Listen and avoid talking. Lead the discussion by asking key questions and let the person share information. This is your time that you are taking. Show them courtesy and respect by listening.

7. Constantly expand your network, but keep it alive at all times (see follow-up below).

8. Lower your risks to alleviate fear. This is best accomplished by being prepared.

9. To get the most out of your networking interactions, be sure to follow this formula:

A. Prepare before networking

1) Define your objectives for the interaction

2) Gather information about the individual and what it is about.

3) Know the cutoff point: If you tell a person they only need 5 minutes, just take 5 minutes

4) Prepare 3 key questions to ask

5) Reflect on how you could be useful

6) Research the person’s company

B. During the network interaction

1) First 30 seconds

— Differentiate yourself

— Get the hook, win your interest

— Introduce yourself slowly (provide your name plus relevant information about yourself that is of interest to the other party)

— Find common ground, establish a bond

— Make sure they know who you are

– Make them the center of attention.

— Show sincere interest in what they have to say

2) During the “body” of the network interaction

— Adopt an enthusiastic attitude

— Ask relevant and thought-provoking questions

— Stay interested in them and what they are saying.

— Listen actively while they speak.

— Repeat key information they can say

— Take notes (if applicable)

3) Last 2 minutes of the networking interaction

— Create a “memory anchor,” something that will trigger the other person’s memory when you contact them again.

— Exchange contact information

–Write some notes

— Memorize your name with your face

— With the other person’s permission, arrange a follow-up meeting if necessary or appropriate

— Thank you for your time

— Summarize key points

10. Follow-up after the interview

A. Be prepared to reciprocate, that is, help the other person if possible.

B. Follow up on all the promises/commitments you made

C. As soon as possible after the interview, write down the key points of the discussion.

D. Leave or send a thank you package. In no more than 48 hours, follow up with a written thank you note and/or letter. Weave in the personal points of interest that the person expressed in the thank you note. For example: “You mentioned in our conversation that your daughter Sarah is thinking of majoring in marketing when she attends college this fall. If I can give you any advice on how to best leverage your academic experience within a marketing program, I’d be glad to hear from you.” do it, just let me know.”

E. Stay in touch with the person. A few weeks later, find an article or other tangible item related to this topic and send it to the person, with an update on how they’re doing and that you’re still willing to help the person or their colleagues.)

The Pestana hotel group expands its presence in the world of tourism, and now in its commitment to anchor itself in the Caribbean, it is committed to one of the most important places in Cuba when it comes to attracting travelers. With this objective, it presents an excellent 4-star hotel that will make your vacation an unforgettable passage in your memory.

As of July 2013, Cayo Coco has a new hotel to further boost its position among the main tourist destinations on the island of Cuba. The impetus is provided by the Pestana hotel group which, after having expanded as a promoter in the leisure industry for a stretch of 40 years, has decided for the first time to set its sights on the large Caribbean island to ensure that they are not excluded from the possibility of offer its clients the undeniable blessings that the exuberant Cuban nature offers the visitor.

To this end, the Portuguese hotel group has built the Pestana Cayo Coco Resort Hotel next to one of the paradisiacal beaches found on the key within the Jardines del Rey area. The facility operates as an “all-inclusive” offering unsurpassed quality so that the traveler can take home, upon returning to their country of origin, a precious memory of their stay and an immense appreciation of the 4 stars that the hotel category grants.

The hotel makes a vivid impression on the eye thanks to its modern architectural design and the vibrant colors that predominate on the facades, so that visitors never forget that they settled in a Caribbean environment to enjoy their vacations. The property has 11 three-story buildings where the 508 rooms are magnificently distributed; most of these are “junior suites”, although a selection of 20 “suites” are also available at the Pestana Cayo Coco if you wish. Regardless of their variety, guests can be sure that their rest will have all the comfort expected of a modern 4-star hotel: air conditioning, a small safe to store valuables, a properly stocked mini-bar, telephone , cable TV, Wi-fi Internet, hair dryer… Add to this the spaciousness of the bathrooms, the natural lighting and the usual cleaning of the rooms.

Like any beach hotel of choice, the Hotel Pestana Cayo Coco benefits from an excellent strip of sand where the traveler can lie down sunbathing, making use of the wide range of sun loungers offered by the facility, and soaking up the remarkable shades blue. on display by the sea. Likewise, the client has the option of making use of any of the other 4 swimming pools that this resort has, of which we highlight the largest located in the center of the facility, which has among its main attractions the presence of a pool very well stocked Snack Bar by the pool.

As for the hotel’s gastronomic offer, it is worth mentioning that the aforementioned bar is not the only one available to refresh the client from the high Caribbean temperatures. There are 3 more; one is also a Snack-bar, another beach bar, and finally the best of all: the highly recommended “Bellomonte” Bar, in the lobby of the Pestana Cayo Coco Hotel. One of the essential requirements when considering the best bet for a hotel stay is definitely the quality of food service on offer, and to ensure this important standard, the hotel has opened the doors of 4 restaurants. Of them, the “Vista Alegre”, operates buffet style and offers international food; while the other three operate à la carte: “Piedmont” specializing in Italian cuisine, “El Rancho” with typical Cuban food and “La Tarraya”, located by the sea, where you can savor the delicacies of a superb barbecue while you enjoy the soft murmur of the waves and the warm sea breeze caressing your cheeks.

The entertainment of guests during their stay is another of the highest priorities of the management of the Pestana Cayo Coco Hotel and for this reason it has a whole range of services to complement the ideal stay in a place already so richly endowed by nature. In this sense, we can mention the sailboat available to guests to venture out to sea and delight in the coral wonders enclosed in a natural reserve that surrounds Coconut Cay, diving classes, horseback riding, bicycle rental and games participation organized by the hotel’s “recreation group” on the beach, as well as in the main pool of the facility.

In short, if you are thinking of spending your vacation in Cuba and you have not yet decided what your travel destination will be, keep in mind Coco Cay where the Portuguese group Pestana is prepared to receive you in their nest of pleasure in the Caribbean.

5 tips to end emotional eating

If you’re struggling with emotional eating, you’re not alone.

I still catch myself doing it: I sat down at my computer the other day, opened a bag of Terra chips, and started shoveling them. I stopped before I ate the whole bag because I realized what I was doing. Usually, when we eat out of emotions, it’s common to “check” and just not be there.

I stopped and asked myself “Am I really hungry?” And the answer was no, I realized that I was bored. So I put up the chips and went for a walk.

I’ve been practicing being mindful of my food choices for quite some time, so I was able to quickly use the tools in my toolbox to get back on track.

If you want a few tools in your toolbox, here are some helpful tips you can practice to end emotional eating.

#1 – Do not keep garbage in the house.

I’m sure you’ve heard this before, and that’s because it works. If he’s not in the house, he won’t be tempted. I know, your children, your partner, your dog, they will not be happy with you for depriving them. But seriously, it won’t kill them to eat healthier.

When there’s tempting junk food in the house, emotional eating becomes all too easy. For example, you come home from a horrible day at work and all the way home all you can think about is drowning your sorrows in the pint of Ben & Jerry’s that you know is in the freezer. Food ends up serving as a trigger, so get rid of it.

    #2 – Find a healthier alternative.

Instead of concentrating on having ice cream when you get home, you should find a substitute. Instead of reaching for food when you’re stressed, take the dog for a walk or talk about how stressful your day was with your partner or best friend.

When you create new behaviors, you actually create new neural pathways, which means you create new habits. Goodbye Ben & Jerry, hello training team!

    #3 – Restock your kitchen.

It’s much easier to grab healthy food when you’re hungry if it’s close at hand and in sight. Research shows that people who leave healthy foods out in plain sight make better food choices. Some ways you can implement this yourself: A bowl of fresh fruit on the kitchen counter. Cut up the veggies and keep them handy with some hummus at eye level in the fridge. If coffee is a trigger for an unhealthy muffin or donut, see if you can substitute a green smoothie for your coffee.

    #4 – Have a seat.

If you’re going to eat, you should sit your ass on the kitchen table. When you plate your food, whether it’s a meal or a snack, you can eat more mindfully. Think about the last time you sat in front of the TV or computer with food. Do you really remember eating the food? How about feeling satisfied?

When you sit down and really pay attention to what you’re eating and how much you’re eating, the tendency is to eat less because you’re able to notice those signals that are sent from your stomach to your brain to tell you that you’re “full.” “- and when you’re in touch with your body’s signals, you naturally avoid overeating.

#5 – Be kind to yourself.

Find other things to nourish yourself. I love lighting scented candles at dinner, it helps set a nice relaxing atmosphere! Maybe you like scented soaps or fresh flowers. A soft blanket to snuggle up in while you sip your after-meal tea. I know you can feel a sense of control when you eat what you want and condemn yourself to others, but afterwards, the guilt and emotions surrounding the incident cause you to beat yourself up endlessly. Take the opportunity you have to be kind to yourself and surround yourself with things that make you feel good.

How to create a simple bed frame

There are many ways to build a bed frame, both cheap and expensive, depending on the materials used and the complexity of the frame. In this little how-to guide, we’ll explore an easy way to create a bed frame out of materials that don’t cost a lot.

The first thing to do before building a new frame is to decide whether to use your current bed mattress or buy a new one. This is important, as you will need the dimensions of the mattress before you even plan your frame. The frame needs to fit the mattress you will be using, so make a basic sketch with the dimensions of the mattress and the frame that will fit the mattress.

The next step is to create a list of the materials you will be using. If you already have tools at home, other than nails, all you need is wood.

You will need a large piece of plywood for the mattress to rest on. The plywood should be slightly larger than the mattress so that the mattress will fit after all the protectors are attached to all four sides. The plywood should measure the size of the mattress plus the thickness of the bumpers on all four sides.

For most builds, a 2×2 should suffice. Your plywood will be four inches longer than the mattress and four inches wider.

The protectors will need to be cut as follows: two 2x2s will be cut to the exact length of the mattress plus an additional four inches and another two 2x2s will be cut to the exact width of the mattress.

You do not need to add an additional four inches to the width of the frame, as these bumpers will meet the other two bumpers.

You will need extra wood to make the bedposts as well. For basic builds, 2x2s cut to length should suffice.

In the assembly part, all you need are nails and a hammer. Lay everything out on the floor, starting with the plywood. On top of the plywood you need to put the bumpers and nail them in all four corners. After this, you need to remove the frame from the plywood and put it only on the floor. Lay the plywood over the bumpers and make sure it sits right in the middle of the frame, after which you will nail it to the bumpers, on all sides.

The bed posts are next. You need to place them at each corner of the frame and nail them to the frame. Make sure they don’t move at all. Now all you have to do is place the mattress on the frame and you’re ready to catch some Z’s.

6 Things Coaches Can Learn From Business Leaders

Great leaders are instruments of purpose and community.

-“Steve Jobs was not (just) a leader”, HBR

The more I read and the more I learn, there seems to be a strong connection between the world of business and athletics. Take a look at my thoughts based on a Harvard Business Review article.

6 leadership qualities we can learn from the business world

Creative. Trainers, we must see ourselves as creators, just as artists do. Sometimes it’s about coming up with a training philosophy that resonates with you, your staff, and your team. Other times it could be building a culture of success that didn’t exist before you got there. Wherever your creativity is displayed, we should be passionate about shaping and protecting it.

Meaningful work. If you’ve been reading for a while, you know that I think coaching is a wonderful profession. Do I think I’m changing the world by teaching young women how to pass a great ball or hit a smart shot? No. But I do believe that I am changing the world, one person at a time, teaching my players how to win and lose gracefully, how to lead, how to excel in a team environment… and everything in between. other lessons that sport teaches.

Carry out. She was talking to a professor on campus the other day, and she talked about how he sees his lectures as performances…entertaining lessons that grab the student’s attention. I think training is more or less the same. How many times has he been tired of training, planning practices, scouting, recruiting… but he has to “take it” into practice? That’s call interpretation and we should all be good at it.

Engaged. A few years ago, she was on an interview committee and the young woman applying for the job came from the business world. I asked her if she was ready to coach at the college level and she said she wanted to give it a try. That’s when I crossed it off my list. That didn’t sound like passion for the job to me, it didn’t sound like enthusiasm for the field to me, and it certainly didn’t sound like commitment to the trade to me.

Expect failure. Every once in a while, a recruit sits in my office and talks about how his coach punishes the team for making mistakes. That’s the exact opposite of how things should be, in my opinion. If we want our players to excel, we have to give them room to fail. If they only do what they know how to do… they will only do what they know how to do. Most new things will be different and difficult, which will probably lead to failure… and that’s a good thing!

Not about us. In order to become a coach that players love to play for, we must understand this principle. I’m not saying it’s a bad thing to want praise and personal success, but our coaching goals should always be to make our players the best human beings they can be. We have to want to equip our assistants with the tools they’ll need to be head coaches one day. I think we all want to make a difference in this world and training is how we have chosen to make that difference.

As the opening quote says, as leaders we must foster purpose and community… that sounds like “team” to me!

Some Shocking Facts About Skin Care Cosmetics

If you are wondering about the most profitable and growing industries in the world in today’s era, skin care products will definitely be at the top of your list. Well yes, unfortunately the fact is that skin care cosmetics have become a very important source of income for many large companies.

Every year, there are millions of people who spend a great deal of money on skin care. Buying all those skin care creams and lotions might give you a hope before you use them, but at the end of the day, do they really help you get rid of the skin problem you actually bought them for?

Well the answer is no. In most cases, these ever-promising “better” products don’t deliver the service they claim to be capable of. It is well proven that many of the brand name companies are using cheap harsh chemical ingredients for skin care creams that are not good for your skin.

Many of these ingredients cause side effects such as irritation, redness, itching, dryness, pimples, rash, etc.

Most of these skin care manufacturers have strayed away from the ethical issues that they are supposed to provide safe and quality products for people who are desperately seeking help for their skin problems.

Instead of making safe and effective skin creams, companies are increasingly interested in reducing production costs and making more money by selling all of these products. And that is why you will find many cheap synthetic ingredients in your cream that have nothing to do with skin treatment.

All those glitzy advertisements that you can see on TV commercials will give you good hope, but the basic reason behind it is to make sure that the companies get all the profits and get their money in their pockets.

Therefore, you need to educate yourself about the things that are necessary for your skin care. Do your own research on which ingredients your skin really needs and which ones to avoid.

It is proven that natural skin creams are the ones that can give you the best treatment and are totally free of side effects.

Functional Keratin, Vitamin E, Grapeseed Oil, Avocado Extract, Olive Oil, Fish Oil, Coenzyme Q10, Manuka Honey, Wakme Seaweed, etc. they are the organic ingredients you need for your skin cream.

So when it comes to choosing a skin care cosmetic, make sure that the one you are using contains natural ingredients and not even a mixture of natural and synthetic elements.
