As with any period of economic downturn, there comes a wave of financial “hard times” for many homeowners. These difficult times cause an increase in foreclosure rates that are the result of many homeowners no longer being able to keep up with their mortgage payments.

Lenders in tough economic times are forced to foreclose on delinquent borrowers and will repossess thousands of properties they actually do NOT want to keep as bank property inventory. Banks will often offload these properties to real estate investors at dramatically reduced payment amounts. These properties are purchased and then immediately resold at a profit by real estate wholesalers. This style of investing is called “shorting.”

In addition to banks filling up on bank-owned or REO (real estate ownership) inventories, wholesalers will also see a huge increase in “private sellers” slashing the prices of their homes in an attempt to avoid any trouble. foreclosure that may be heading your way!

A recession will usually cause a wave of both “private” and “bank-owned” real estate to flood the market at the same time. This sudden influx of available real estate inventory will kick off a serious “Buyers Market” situation. Sellers who are in any type of crisis and need to sell VERY FAST are forced to sell their homes at deep discounts just to avoid losing their homes to the bank in a foreclosure situation. It’s a vicious cycle that snowballs as the recession worsens. Welcome to “2009”!

Experienced wholesalers find it very easy to find amazing deals in these HOT “Buyers” markets. Many people believe that wholesalers are simply “taking advantage of the misfortunes of others”, and some people will conclude that wholesalers are somehow evil! I see it completely differently, while I believe that wholesalers are doing justice to both Banks and Private Sellers. The wholesalers are buying up all the dead weight from the banks and helping the banks “cut their losses” and are keeping thousands of private homeowners from going into foreclosure and possibly even bankruptcy.

Simply put, inventory of great-priced real estate is plentiful in times of recession, making it the perfect time for savvy wholesalers to make a ton of quick bucks. Boo!

The use of the crossbow or crossbow, as it is sometimes referred to by archers under the age of 35, has long been the subject of rules and regulations.

Pope Innocent I banned the use of the crossbow in Europe in 1139, saying: “The deadly, God-hated art of the crossbow must not be used against Christians and Catholics, under pain of excommunication.”

In Mississippi, the standing policy of the MDWFP has long been to allow crossbows to be legal for disabled hunters with a special permit, as well as hunters age 65 and older, for use during primitive gun and deer seasons. . The general rule of thumb was that as long as they couldn’t physically handle a standard longbow or compound bow, and could prove it with documentation from the VA or Social Security Administration, they were good to go with crossbows. Often the only avenue available to obtain your crossbow was through mail order and Internet catalogues, as few local stores carried “specialty” items. Sporting goods and gun shows often only had toy crossbows that fired fake bolts or plastic suction cup-tipped arrows.

Well times have changed again

In 2009, the full inclusion of the crossbow, to allow all properly licensed hunters to hunt with a crossbow statewide during regular seasons, failed to pass the state house. However, Jackson received enough phone calls and letters from groups like the Mississippi Crossbow Federation to support the initiative.

On May 19, 2010, the five members of the MDWFP Commission voted to change the previous regulation to define crossbows as regular archery equipment and allow everyone to use them at the beginning of the archery season in the state’s 665,000 acre Wildlife Management Areas (WMAs). While not as radical as legislation proposed in 2009, it was an important step in allowing crossbow users to hunt statewide. In 2010, a General Crossbow License was made available to any hunter, resident or not, to allow them to use a crossbow to take deer during the early deer gun and gun season.

The $12.29 General Crossbow Permit is valid only during those two seasons, and to use it, the hunter must also have their Sportsman (or Full Game/Coarse Fishing) and Archery/Primitive Weapons permits. For out of state hunters, the permit is only $10 higher.

The Magnolia State has embraced the crossbow with open arms, as evidenced by aisle after aisle of devices on display at the Bass Pro Shop in Pearl. In fact, most sporting goods stores in the state I’ve been to have at least a couple of crossbow models on the shelf to compare. According to Wayne King of the Mississippi Crossbow Federation, more than 2,300 Magnolia State crossbow permit holders currently go into the forest.

While some bow hunters view the crossbow as a trap, crossbow aficionados counter that compared to a hunter taking whitetail with a scoped rifle shooting competition-grade Nosler partitions at 300 yards, the crossbow is still downright primitive. This argument is also used when comparing the crossbow to breech-loading single-shot rifles that are legal to use in conjunction with muzzleloaders during primitive gun season.

“Calling a crossbow a cheater’s tool and a sight-stocked .45-70 compound weapon a primitive weapon in the same state is misleading,” said Robert Martin, a proponent of Gautier crossbows. Martin is a disabled hunter who can no longer use a compound bow and is now hooked on crossbows.

When the state legislature resumes in 2012, the Mississippi Crossbow Federation will continue to push for legislation that finally allows all Mississippians to hunt deer and turkey with crossbows in all open seasons from October 1 through January 31.

It all depends on how long you live (and we’re all living longer), the Progressed Sun can change signs up to three times! Garden Patch Soup Recipe

Every year as summer draws to a close, I find myself thinking about heating up the kitchen and filling the house with the wonderful aromas of hearty soups and stews.

It’s nice to switch our meal planning from lighter summer menus to traditional fall meals. Eating seasonally means enjoying certain foods when they are ripest and freshest. Autumn is the peak harvest time for many fruits and vegetables.

At the end of summer, the gardens are full of ingredients to create tasty one-pot meals, such as garden patch soup.

This soup is full of tasty and nutritious vegetables. It has been a favorite soup of restaurant patrons for over twenty years. That’s how it is. For over 20 years, my restaurant’s customers have counted on this soup to be featured every fall. The restaurant never stops serving customers’ favorite recipes.

The soup recipe calls for beef, but you can use chicken or pork or you can omit the meat altogether, adding more beans and vegetables. Leftover chili can be substituted for the beans.

As you can see, this soup recipe is wonderfully flexible. The recipe has as many variations as there are cooks, but however you choose to modify the recipe, it will be delicious.

Preparation time: 30 minutes. Serves 8-10.

Ingredients:

1 pound lean ground beef

1 chopped onion

2 quarts of water

2 1/2 tablespoons seasoning mix in its juices (or to taste)

2 1/2 tablespoons taco seasoning mix

2 1/4 teaspoons chili powder

14-ounce can tomatoes, chopped

7 ounces canned tomato sauce

8 ounces of whole kernel corn or an 8-ounce can with liquid 3 cups of vegetables (broccoli, cauliflower, green beans, zucchini, bell peppers, celery, or whatever you want and have available)

1/3 head of cabbage (1 1/2 cups), coarsely chopped

8-ounce can kidney beans, drained and rinsed (or leftover chili)

Instructions:

Heat water to boil in a stockpot

While the water is heating, brown the ground beef and onion in a skillet.

When the water boils, add all the seasonings, the tomato, the tomato sauce, the corn with liquid, the beans and the vegetable of your choice.

Drain meat mixture and add meat to soup pot.

Return to a boil and simmer until vegetables are crisp-tender.

Add cabbage and remove soup from heat.

Let stand for a few minutes to cook the cabbage.

Client Co-Marketing – Business Development for Law Firms

Co-customer marketing builds relationships and sends a clear message. Imagine you are the senior intellectual property counsel for a Fortune 100 company. Every law firm within two continents of your head office has begun posting comments, sending out press releases, and publishing articles on the latest landmark ruling; as of this writing, it would be KSR v. Teleflex. There’s an article in a national magazine written by someone from the Smith firm. Someone from the Jones firm has an article in the local legal paper. However, another publication has an article co-authored by the general counsel of a major manufacturer and partner of the Thomas firm on the possible effects of KSR on business and legal management.

There is a good chance that the attorney general’s article will be the first one that you, as an in-house attorney, will read. There’s an equally good chance you’re assuming the Thomas firm represents that company. And, there’s a very good chance you’re also assuming that GC thinks the Thomas firm world lets his good name run in the same vein.

Seems obvious? So why don’t we see more co-written articles? Are customers resistant? One should not think so as it is also just good marketing for them. And, if you offer to do the first draft of the article, the added benefit to the client is that it’s good marketing with relatively little effort.

Here is another example that approximates a recent situation I observed. A partner at a law firm was being profiled in a legal trade publication. Among his major accomplishments is a stellar litigation record on behalf of XYZ Company. During and after the interview, the partner (and his PR firm) urged the reporter to call the AGC at XYZ, not only for quoteable endorsement, but to learn more about the amazing things the client has done internally. to deter lawsuits and reduce internal costs. When the article was finally published, it was about both the client and the law firm, and both benefited equally.

Greatness by Association

To be sure, law firm marketing is not an “us or them” proposition. You can hire in-house consultants and even CEOs as part of your own marketing and business development efforts. They will usually appreciate the request because they also want to be marketed.

Maybe the in-house lawyer is looking for another job and a little notoriety wouldn’t hurt. Or perhaps greater public prominence is politically beneficial in terms of his internal career path. The client may want to highlight the fact that, as in our example above, theirs is the last company in their industry that a smart plaintiff’s attorney should target.

Periodically, certain in-house legal officers emerge as spokespersons for the in-house sector. In the past, such spokespersons (my own memory goes back to Robert Banks at Xerox in the 1980s) have given speeches, written articles, and spearheaded programmatic efforts to articulate what they, as internal advisers, expect from external advisers and how, in general, internal services should evolve.

Right now there seems to be room available for another domestic market leader to emerge. Could that leader be one of your customers? Imagine the marketing benefits your company would gain if you helped it fill that space, especially if your “partnership” became widely known through joint appearances at conferences, for example, or some of the articles mentioned above.

The benefits of the relationship are obvious. Even more important in some respects, by being an identifiable part of the client’s efforts to define and implement new professional standards, you become part of the solution to whatever problem is being discussed. You are now part of a collective campaign, a tight-knit community of buyers and sellers, to improve law firm billing practices or discourage frivolous lawsuits or enhance diversity in the legal profession or in a client’s own industry. The relationship that is generated with the client is very pleasant. The message you are sending to old numbers of other legal service buyers and decision makers is a very, very nice one.

A lot of opportunities

Remember all the favors customers have asked you for: “Take a table”…Donate a silent auction item…Sponsor a hole in a charity golf tournament…Offer a summer associate position to the daughter of CFO at Cornell Law … Make a donation to the GC Law School Alumni Fundraiser.

All of these requests more or less help the clients’ own marketing with little direct benefit to you, but they don’t hesitate to ask. So don’t be shy around them, especially with requests that, as we’ve seen, benefit them at least as much as you do.

We’ve mentioned professional events and publishing as two obvious standout examples of how to market together. But there are other places that will also enhance your relationship and send a valuable message about the company and about you to the broader market. Two in particular deserve mention.

Community Service Projects

First, community service projects offer a number of opportunities, particularly welcome to clients if their businesses sell things to that community. Some community service projects provide a bigger, more national bang for the buck—Habitat for Humanity comes to mind. If there are pro bono awards events, invite the customer to sit at your table.

Diversity

Second, diversity initiatives are highly appreciated by many buyers of legal services. Explore ways for you and your client to contribute to or jointly support non-profit organizations that encourage diversity (for example, Minority Corporate Counsel Association). Don’t be discouraged if your company’s diversity numbers are disappointing. There’s nothing wrong with acknowledging that one of the reasons for their increased involvement is to improve the company’s diversity hiring efforts.

The above examples remind us that joint marketing with customers, like all marketing, is ultimately about delivering value. As we like to emphasize, the person you are marketing to should be better off as a result of doing so, regardless of whether or not they invest in their services as an immediate result. Through co-marketing with customers, this “value proposition” operates in a uniquely multifaceted way.

Worth

“Value” is delivered to the market through the content of a speech or article – this is a problem that plagues our industry, and this is how a corporate expert and outside adviser assess it.

“Value” is simultaneously delivered to the community and to the profession as a result of specific actions, such as pro bono efforts and diversity initiatives.

The “value” is delivered to your customers because they have their own serious marketing agendas. By joining you in efforts to help the profession, your own industry, and the community at large, you directly advance those agendas.

For the law firm, leverage is powerful: You create tangible credibility in the face of invisible corporate decision-makers, even as you take a single major client relationship to a whole new, collaborative level. It’s a no-brainer. Call a client today and brainstorm projects.

How to Discourage Candida Overgrowth with Distilled Water and Good Green Foods

I bought a polar bear that is very reliable and affordable. If you don’t want to spend this kind of money, Wal-Mart has very good distilled water at a good price. If you are concerned about minerals, take a good green food. You can add aerobic oxygen to distilled water to raise the PH and provide additional oxygen.

Someone asked me how much aerobic oxygen I add to distilled water. He also asked me what kind of green food I like, is it Spirulina or Chlorella. He wonders if there is a specific brand that is easier to absorb than others.

I add about 20 drops to a gallon just for regular drinking, but you should add a bit more if you are taking it for candida. I can handle a lot, up to 70 drops in a daily dose, but not everyone can tolerate that much. You have to find what is right for you by gradually increasing the amount, and you will know when you have reached the maximum. The suggested dose is 20 drops 3 times a day, but I seem to get more benefit with a large dose.

There are many good green food products on the market, but they are expensive. I have been mixing mine with bulk herbs from herbalcom. I no longer take Spirulina and Chlorella due to mercury issues and I can no longer use Alfalfa due to the phytoestrogens it contains. This gives some women real problems with hormones and with men it made my prostate swell. Alfalfa is loaded with minerals, but I am going to eliminate it and continue with Wheat Grass and Barley Grass. I also add milk thistle, maca herb, and slippery elm.

I think in my next order I’m going to add brewer’s yeast, horsetail (shaved herb), powdered beetroot, spinach, oat straw, sweetness puree (not supposed to have mercury in it), dandelion, Irish moss, ginger, rose hips, bee pollen, lecithin, hops, banana and marshmallow. I’ll mix 4 parts wheatgrass, 4 parts barley grass, and 1 part each of the rest. I’m not too sure about the proportions, just experimenting.
