Top 10 renovation tips

Having completed a renovation in Albury, on behalf of a client who was living remotely, they needed someone to manage the process for them. I thought it was a good time to reflect and pass on some advice to all you would-be renovators who want to tackle it themselves.

1. Start with the end in mind

What I mean is that you are renovating to sell versus renovating to put a tenant in the property at a higher rent than before versus renovating to live in yourself, the budget, the choice of fixtures and fittings, and the amount of work you will have do will vary.

In the event that you are renovating to live, you will likely make a lot more than either of the other two options, simply because you intend to live there and get the benefit of the money spent over a period of time.

Also, when renovating for sale or even rental purposes, you need to constantly consider whether I am adding more perceived value than actual cost. Am I getting a return on my money? Knowing where to draw the line is the key.

2. Have a budget

Don’t start renovating without having a budget in mind. You should have an idea of ​​how much everything will cost and keep track of your expenses during the renovation to make sure you don’t run out of money.

It may be okay to leave a renovation unfinished if you live there (although not desirable), however if you are renovating for sale or to put in a tenant, it must be finished before you can sell or rent the property. Running out of money in the middle of the kitchen or bathroom is a sure way to get into trouble.

3. How are you financing the renovation?

If you have the cash on hand that’s great not many of us do but if you do it’s the easiest and simplest way to finance any renovation you know how much you have and can pay for materials and labor as necessary.

If you are using borrowed funds, make sure you understand the requirements for releasing those funds; If it’s a loan against equity, it could be as simple as the funds going into a clearing account until you need them. If it is a dedicated renovation loan, you may need to provide or pay bills and have it reviewed by the bank before receiving payment. There are many different ways this can work and you need to make sure you understand what is required to access the funds.

4. Quotes

It’s not practical to get quotes for every item, and in fact, in some cases, getting quotes will actually make it more expensive. If the job is a small job that doesn’t take much of a tradie’s time, if they have to come to the site, quote it, and then come back and do the job, you could end up paying more. Often for these smaller jobs, the best course of action is to find a reputable dealer in your local area and simply book the job to be done. As long as you understand your hourly rates and any calling fees.

5. Tiling in old houses

Almost without exception, in older homes, the walls and/or floors (especially if they are made of wood) are rarely square or straight. In the kitchen, for example, using larger format tiles for the backsplash can help hide these sins.

If a new kitchen is being installed it will be installed level and if the window is out 10mm from one end to the other, if you use 100mm subterranean tiles for a backsplash you will notice. However, if you resize to a modern 300mm x 400mm backsplash tile, you won’t notice the 10mm that the old window is out of square (well, most of us won’t).

Likewise, old floors are often out. In the renovation I just completed for a client, the kitchen floor was out by 67mm along a 4m kitchen. We were able to deal with this by adapting the skid height throughout the kitchen, but these items are worth being aware of and planning for.

6. Replace versus repair

When planning a renovation, particularly one that includes a kitchen and bathroom, one of the first things you should do is evaluate your cabinets and tile. Are they just outdated or are they really shabby? You may be able to refinish the cabinets or use tile paint on the tiles if they are in good shape. This could save you thousands on the cost of your renovation.

7. Electrical work

It may be a good idea, especially in older homes, to have an electrician come and look at the existing panel. Electrical legislation changes all the time and depending on when the last electrical work was done and what you need to do, a complete upgrade of the board may be required to bring it up to code. This can be expensive. Also, legislation requiring safety switches is already in place in some states and will go into effect in others, it’s best to check with a qualified electrician to find out what to do about compliance.

8. Plumbing work

While all new homes are almost exclusively PVC plumbing these days, if you’re renovating an older home, be prepared to find some tile drain pipes that in some cases the plumber will have to make a connection to fit the pipes. Modern PVC sewer pipes.

9. Work planning

Once you’ve worked out the scope of your renovation, know the budget and what trades are involved, the next step is to schedule it. You need to think about the logical order of doing things so you don’t redo work or have trades damage the work of other trades.

10. Check the renewal

Probably the most neglected stage of a renovation, but it is just as important as the rest. Check all your actual expenses, yes, including receipts from Bunnings, and add them up to compare with your budget. Did you stick to your budget? I just finished reading “Attraction Marketing Plan”, and I think this is an outstanding piece to go along with “Magnetic Sponsoring”.

What’s great about this piece is Brad’s story. Before joining a network marketing company, he was basically an introverted artist. This spoke to me as I am an introvert myself. The way he was able to build his organization gives other introverts hope that we can all achieve what he could.

Brad explains step by step how to create an attraction marketing campaign. Although it is the same as what you may hear (Position yourself as an expert, you need to sell yourself…), what is unique is that it emphasizes writing a bio page about yourself to sell yourself. He doesn’t say write about what because you’re driving, or that you have a dog with bad breath. Brad says to write about how you will add value to your prospect.

If you’re going to mention that you drive a clunker, you’d better explain why and how that little piece of information is useful to the prospect. Find your “brand” and market it to the world. In other words, market yourself FIRST before your product or business opportunity.

Brad also teaches you the basics of writing copy, lead capture pages, as well as the importance of building your list. As all network marketers know, your list is your greatest asset. Brad emphasizes that this list is not bought or “harvested” but is grown by you. And the only way to keep people on his list is to build a relationship and keep delivering value.

I highly recommend this book to anyone serious about the networking business. My point is that I would recommend this to someone who is frustrated with their business BUT wants to make their business work. I wouldn’t give this to any tire kicker or anyone with a “ME” attitude. This eBook is about how you will benefit your prospect, not how your prospect will benefit you. If you’re looking for an overview of how to set up a campaign, this is the book for you. Although this book goes into detail to some extent, if you want to get into the details of creating Google AdWords campaigns or building sites and such, go with some of the affiliates Brad suggests.

Whether you’re thinking of wearing oily makeup for a theatrical event, a special Halloween party, or some other occasion, you need to know what products are out there and how to apply them.

While grease makeup requires more time and preparation than regular water-soluble face paint, it also lasts much longer. Most importantly, grease makeup will not smear or run under hot lights or conditions where you might perspire. With oily makeup you can create a more dramatic and even professional look.

In addition to your grease face paints and pencils, you’ll need:

  • facial cleanser or cleansing cream and/or baby shampoo
  • clean towels or paper towel
  • clothing cover and headbands or shower cap
  • possible shaver for men
  • mirror if you are not working from home
  • good quality paint brush, powder brush
  • professional setting powder, talc or baby powder and applicator (see below)
  • Q-Tips or fine paint brush, tissue paper, paper towel are helpful
  • Other items you might also consider:
  • light moisturizer
  • baby oil (to correct mistakes after the paint has ‘set’)
  • charcoal eye pencil
  • mask

Before you start applying makeup, you need to prepare your face so that it goes smoothly. Clean your face thoroughly, pinning your hair up when necessary and, for men, shave. (Men with beards can apply greasepaint makeup, but it can be tricky to keep it off your hair.) Remember that greasy makeup will stain clothes, so wear an old button-up shirt. After your skin dries, apply a very light moisturizer.

Working first with the lightest color, usually white, and a good quality brush or sponge, or your fingers, you can outline the area and then fill it in. Alternatively, you can paint following the contours of your face. Oily make-up may not spread easily if it’s too cold, which can be remedied by putting a small drop of color in the palm of your hand for a minute. After painting, use your fingers to ‘pat’ the makeup into your skin.

Unlike water-based makeup, grease makeup requires you to paint your face and then “set” it with a professional setting powder, or talcum powder or baby powder. (If you choose talcum powder, be sure to confirm beforehand that you don’t have an allergic reaction.) You can ‘set’ grease makeup in stages after the application of each color or at the end of the entire painting. Some people prefer the latter, applying all the colors before setting with powder, because they can more easily correct mistakes. The downside, however, is that you risk accidentally mixing colors and smearing your work.

Whether “set” in stages or at the end, a reliable way to apply the powder is to partially fill a small, clean cotton sock with the powder, tie it off, and then gently rub your face. Let the powder sit for half a minute or so before dusting off the excess with a powder brush. Painted areas should no longer feel wet or sticky; if this is not the case, you probably need more powder. Once the grease makeup has set, it should be fairly smudge-resistant. If you need to correct anything at this point, you can use cotton swabs soaked in baby oil, but remember that neighboring areas could now be stained.

Be careful not to apply greasy face makeup thickly or in layers. If you have too much in one place, press it down with your fingers to smooth it out. Continue to refine your face, using Q-Tips or a fine brush for smaller areas. Grease pencils can also be used for the face, charcoal pencils for the eyes, and don’t forget color for your lips too!

Allow oily make-up to dry completely and apply a final light coat of powder, tapping off excess with a brush or tissue paper. A damp cloth at the end can help remove excess dust or spray with a light mist of water. In warmer climates, you can probably skip this step because the extra powder will absorb perspiration.

If you are applying glitter, you should do it last. Glitter is generally most effective when applied to the eyes or cheeks. A glitter gel is often used instead of dry glitter to minimize the chances of it flaking off the eye. With dry glitter, lightly dampen face and cheeks first, then apply polyester glitter. Remember to let your makeup sit for about half an hour before you go out. If you have paint smudges on your lashes, cover them with mascara.

For just about any type of face design, you’ll need at the very least a white foundation and a black makeup pencil, but of course there are plenty of colors in between and you’ll probably want to try at least a few of them. The main producers of grease makeup are Mehron and Ben Nye. Mehron Grease Makeup is geared towards theater professionals who want easy application with good coverage. Ben Nye also appeals to the same community, although Ben Nye’s grease makeup is actually a cream. Grease face makeup comes in a variety of forms, from palettes (usually sold as a kit) to individual eyeliners. Pencils, crayons, and sticks are useful for smaller areas of the face. Both Mehron and Ben Nye also make eye shadows, blushes, a range of glitter and setting powders and sealing mists. You may also want to consider sweat-blocking sprays for the face to help preserve oily paint under bright lights or in a hot environment.

Dr. Michael Porter, a professor at Harvard Business School, created the framework and concept known as “Porter’s Five Forces Model.” According to Dr. Michael Porter, “There are five competitive forces that shape strategy in an industry.
